Energy and AI infrastructure
We turn energy and compute opportunities into bankable projects.
An investment and development platform connecting capital, offtake and technical delivery, from the first conversation to financial close, and beyond.
Send us a site, or a buyerThe platform
One counterparty, end to end
We structure and bring together investors, offtake and technology to advance energy and compute projects. All stakeholders deal with us, not with numerous advisers in sequence.
Offtake origination
We find and qualify the anchor tenant, the binding constraint on every project.
Technical design
Power envelope, rack density, cooling topology and build phasing, sized to the tenant.
Chips and equipment
GPU and critical equipment supply through our technology partner, at allocation scale.
Financial model
Built to lender standard: CAPEX, OPEX, tariff, DSCR and the refinancing case.
Equity and debt
Both sides of the stack: sponsor equity, senior debt and development banks.
Corporate structure
PropCo, OpCo and the bankruptcy remote vehicles a lender will require.
Transaction structuring
Financing structured through Mauritius, with its treaty network and investor protections.
An investment fund in formation
Focused on energy and compute infrastructure, built to invest alongside institutional lenders and private equity.
The constraint
Why projects stall
Land and a grid connection are the easy part. What stops a data centre reaching financial close is almost always the same thing: no creditworthy tenant has committed to the capacity, so no lender will underwrite the build.
We maintain our own database of the global capacity market: 586 facilities, 100 AI cloud providers, 53 AI labs and 147 contractors. That turns an offtake search into a shortlist rather than a round of cold calls. It also tells us where not to look.
We work the constraint first, then build the project around the tenant we can actually win.

How we engage
Two conversations, depending on your side of the table
If you hold land and power
What we need from you
- Site plan, area and title position
- Grid capacity (contracted, reserved or applied for) and the connection date
- Water, fibre and road access
- Zoning and permit status
What you get back
- What the site can realistically be sold or leased as
- A tenant search against a qualified buyer universe, not a mailing list
- A financeable structure and capital stack, built around the tenant we win
If you can reach offtake
What we need from you
- An introduction to a capacity buyer: hyperscaler, AI cloud provider, enterprise or sovereign programme
- Their indicative size, timing and market
What you get back
- Sites that match the ticket, in the market the buyer actually wants
- A technical and commercial response your buyer can act on
- A documented fee position agreed before any introduction is made
We work under NDA and a documented fee agreement from the first substantive exchange.
Next step
Send us a site, or send us a buyer.
We will come back within two weeks with an assessment you can act on: what the site can be sold or leased as, who the realistic tenant is, and what the structure would need to look like.
